Linda Field has been working in Property Management since 1998 and started her own company in 2002 in the Sun Cities and Surprise area.  We look forward to the opportunity to work with you.

We are members of the Better Business Bureau, the Northwest Valley Chamber of Commerce, PORA of Sun City West, the Lake Pleasant Regional Board of Realtors, and the Multiple Listing Service.

We will:

  1. Inspect your property and advise you as to the best value you can receive for your property.
  2. As a guideline, we will provide a recommended list of items necessary for your rental if it is to be rented as a furnished property.
  3. We will do our utmost to find a suitable tenant for your unit and keep it rented.
  4. If general cleaning or carpet cleaning is necessary, we will arrange for it to be done by qualified professionals at reduced rates.
  5. If any problems arise while your property is rented, mechanical, electrical, plumbing, etc., we will arrange for the repair, again at reduced rates for you.
  6. With approval we can arrange for exterior and interior painting.
  7. We can also arrange for landscaping services as needed.
  8. At the conclusion of the lease period, and the tenant has vacated, we will inspect the unit and have it cleaned if needed.
  9. LINDA S. FIELD & ASSOCIATES does all necessary paperwork relating to leases, authorization, warranties, and comdominium approval, etc.

In addition our service covers the renting and overseeing or your property when it is leased.  We collect the rents and take our management fee monthly as rents come in, pay the venfors for repair work, and generate a monthly statement showing these activities.  The balance of the rent will be sent to you with the statement and receipts for any work done and any fees paid, i.e, Association Fees.  A complete yearly statement is provided with your Federal 1099 form.

We have a one time set up fee of $200.00 at the time of signing the management agreement.  Our rates are 15% of the monthly rental rate and no other additional charges to the Owner. If your property isn't rented we do not get paid, this is our incentive to get the job done.  We do however, charge the tenant a $25.00 application fee and a $25.00 administration fee.

We also offer House Watch Services at rates according to the number of times of visits per month.

  • Weekly    $10.00   
  • Biweekly  $15.00
  • Monthly   $20.00
  • Inventory of your furnished property at the rate of $65.00

Just a reminder, we do not charge a lease up fee per lease, we do not charge time & travel mileage for showing the property or delivering an item to the property.  MOST OF MY COMPETITORS DO!!!!!
